Choosing the Perfect Location
Before designing your villa, it’s essential to select the right location. Factors such as the surroundings, plot size, views, and terrain, whether flat or sloped, all play a vital role in achieving that perfect “home feeling.” While your villa can be tailored to your exact specifications, the environment cannot be altered later, so choosing wisely matters.
According to your criteria, we help you find and purchase the ideal plot. Our plots are located in southeastern Spain, particularly in the southern Costa Cálida and the Costa de Almería. Most are privately owned, with all documentation verified in advance. This means we can inform you clearly about building options, zoning, and local regulations from the start.

Reserving and Purchasing Your Plot
Once you’ve found the ideal plot, the next step is to make a reservation. A reservation contract confirms your intention to buy, and the seller agrees not to sell to anyone else.
•    The standard reservation fee is €3,000, with the transfer usually completed within 30 days.
•    For longer reservations, a different amount may be agreed upon with the vendor.
•    If you cancel the purchase, your deposit is forfeited. If the vendor withdraws or sells to another buyer, you will receive double your reservation amount as compensation.
Before signing the escritura (title deed) at the notary, a private contract is drawn up and signed by both buyer and vendor, ensuring legal security. Spanish law stipulates that anything built on the plot automatically belongs to the plot’s owner, another important safeguard for your investment.

Designing Your Villa
Within the Sundalus Villas concept, we offer several carefully developed base designs. You can choose one of these as a starting point and then adapt or expand it according to your preferences. Alternatively, you may bring your own design or collaborate directly with an architect to create a completely bespoke concept.
Together, we’ll meet with the architect to discuss your vision and requirements. This initial design becomes the foundation of your project. The architect will also advise on technical possibilities, layout optimization, and finishes. Throughout the process, you can adjust details, but having a clear first draft ensures a smoother path to your dream villa.

Estimation and Building Contract
Once the design and specifications are agreed upon, you will receive a detailed quotation listing all aspects of construction. This includes every component and finishing option, providing a transparent view of the total cost.
We review the quotation together and make any necessary adjustments to balance your preferences and budget. Once both the design and estimate are approved, a formal building contract is prepared, specifying:
•    Start and completion dates
•    Payment schedule
•    Rights and responsibilities of both parties
•    Attached building plans and approved quotation
Any future design changes during construction must comply with the building license and technical feasibility. Approved modifications will be added to the contract as an official addendum, signed and confirmed before implementation.

Project and Licensing
After signing the contract, the architect begins preparing the full technical project, including structural calculations, soil studies, and utility plans. All documentation is designed in accordance with zoning and local building regulations to ensure quick approval.
The project then passes review by official boards of architects and technical experts, who verify compliance with local plans, building distances, and structural integrity. Once approved, the project is stamped and forwarded to the local municipal authority for final building license issuance.

Construction Process
When the building license is granted, construction begins. Completion dates are defined in the building contract, and most villas are delivered before the agreed deadline.
During the building, quality checks are carried out frequently. The architect inspects key stages such as foundations and structural works. We provide regular progress reports, complete with photos, so you can follow every phase of your villa’s creation.

Financing Your Villa
Most Spanish banks offer mortgages for new construction. To apply, you must have the approved project and building license. The bank will then conduct a valuation based on the villa’s finished state.
•    Mortgages can cover up to 70% of the appraised value, which often exceeds the total land and construction costs.
•    Mortgages cannot be granted solely for the purchase of land; the plot must be purchased outright or financed separately.
•    The value of your plot is included in the overall project valuation and represents your personal investment portion.
